Property Manager – Healthcare Facilities
Capital Management is seeking a dynamic and dedicated Property Manager to oversee off-site property management for healthcare facilities. This role is responsible for ensuring the smooth, safe, and compliant management of multiple properties by addressing tenant concerns, coordinating maintenance and repairs, and maintaining accurate documentation and financial records for each location. This role is ideal for a motivated professional ready to take ownership of property management and deliver exceptional service while ensuring regulatory compliance and tenant satisfaction across multiple health care facilities. This position requires the ability and willingness to regularly travel to off-site facilities.
Key Responsibilities:
- Management & Compliance: Design, coordinate, and schedule repairs, renovations, and modifications to buildings and equipment. Monitor environmental, safety, and equipment conditions to ensure facilities remain secure, safe, and well-maintained. Ensure adherence to all applicable codes, licensing requirements, and accreditation standards, including Joint Commission and other regulatory agencies
- Facilities Management: Oversee the full spectrum of facilities management activities, including maintenance, care, and development of multiple healthcare and commercial facilities. Conduct regular inspections, system checks, and repairs to proactively address issues before they affect tenants. Coordinate preventive maintenance and facility upgrades while ensuring adherence to accreditation and regulatory standards.
- Coordination & Project Management: Coordinate the property decision-making process, keeping team members informed of changes. Coordinate projects thoroughly and effectively among internal and external participants. Manage project schedules through the design, construction, and renovation processes, providing expert guidance on constructability, resource allocation, and contract requirements. Oversee move-in and move-out assessments, ensuring completion and accurate documentation.
- Communication & Customer Service: Maintain positive relationships with tenants and stakeholders. Foster excellent customer service through prompt responses, personalized engagement, and consistent communication regarding complaints, requests, and solutions. Ensure tenants are informed of progress and expectations are met.
- Budget & Financial Management: Coordinate budgets to deliver quality, functional, and aesthetically pleasing results within approved limits. Administer purchase orders and contracts for multiple projects, including negotiating change orders as needed. Analyze, monitor, and report financial data, ensuring effective resource management and alignment with organizational objectives.
- Leadership & Strategic Stewardship: Serve as a subject matter expert in facilities management and regulatory compliance. Align resources with operational priorities and organizational goals. Maintain collaborative relationships with institutional and external partners to support operational success. Provide leadership to ensure the long-term stewardship, sustainability, and effective management of university assets.
Education Requirements: Bachelor’s degree or equivalent level of education and experience.
Qualifications & Skills:
- 3-5 years of experience: Demonstrated experience in property or facilities management, preferably within healthcare or highly regulated environments.
- Excellent organizational, time management, and budget management skills.
- Proven ability to manage multiple locations independently while maintaining high-quality service.
- Strong communication, interpersonal, and conflict resolution skills to manage tenants, stakeholders, and vendors effectively.
Flexible, proactive, and able to identify and implement process improvements.
Special Qualifications:
• A valid driver’s license is required, as well as an ability to meet and maintain University of Iowa Driving Policy.
Desirable Qualifications:
• Strong knowledge of property management, project coordination, safety regulations, and accreditation standards (Joint Commission or equivalent).
